Terms And Conditions Discount Vacation Rentals Online
All guests enter a binding legal contract with Discount Vacation Rentals Online (DVRO) when ordering or placing a reservation with DVRO through the DVRO online reservation system. Reservations All reservations made with DVRO are final if and only if the reservation has been confirmed by DVRO and the deposit has been collected by DVRO. All reservations, including but not limited to an online reservation request by the guest, he or she automatically agrees to the articles of deposits and payments as described here under.
All reservations, including but not limited to an online reservation request by the guest, he or she automatically agrees to the Cancellation Policy as described here under.The DVRO online reservation system will automatically display acceptance of the guest’s reservation request while displaying a transaction ID to the guest through the online booking engine used to submit their reservation. If the reservation is made over the phone, fax or by other means, a reservation receipt is sent manually to the guest within 24/48 hours of their reservation via email. The transaction ID is not to be regarded in any way as confirmation of the reservation request but as an acceptance of the guest request. A confirmation will be sent separately to the same e-mail address as provided by the guest. This confirmation will be the receipt of payment, confirming acceptance of the reservation by Discount Vacation Rentals Online. It is the guests’ obligation to verify the accuracy of this confirmation and all information presented on the confirmation. DVRO must be notified of all discrepancies within 48 hours of receipt of the confirmation.
Deposits and Payments
DVRO accepts the following Credit Cards: Visa, MasterCard, Discover and American Express. By making an online reservation request, the guest instructs DVRO to charge the Credit Card, as provided by the guest during the reservation procedures, for the reservation payment amount due. Also, the guest acknowledges, approves and instructs DVRO to charge the provided Credit Card for the remaining balance of the reservation amount upon the Final Balance Due Date. The reservation down payment of $200.00 is required for every reservation in order for DVRO to accept the reservation request.The down payment is part of the total amount of the entire reservation and will leave a remaining balance which is due 30 days prior to your arrival date. For any reservation made within 30 days of arrival the full amount of the reservation will be automatically collected upon receipt of the reservation request. The down payment portion is non-refundable. The final balance portion remaining is non-refundable.

Cancellation Policy The reservation down payment is required with each reservation request made by the guest. The reservation down payment amount is not refundable. The remaining balance is due 30 days prior to arrival date and is this amount is charged to the credit card on file for the reservation automatically. The remaining balance amount is non-refundable 30 days prior to arrival date.
Cancellation: DVRO requires any cancellation to be submitted in writing via e-mail to reservations@discountvacationrentalsonline.com with receipt request. Cancellation Policy will apply to all reservations made with DVRO. The day of receipt of the cancellation request will apply as effective date for the cancellation policy to take effect.
Cancellation 31 days or more before arrival: no cancellation fees apply; the down payment amount will be withheld, non-refundable. Cancellation 30 days or less to date of arrival: no cancellation fees apply; total booking amount in full will be withheld, non-refundable.
Change of dates is not considered a cancellation when requested 31 days or more prior to arrival. Change of dates is subject to availability. A request for date change may only be accepted when done in writing to reservations@discountvacationrentalsonline.com and will only take effect when confirmed to the guest by DVRO. In order to reschedule the guest stay for a future arrival date, the new dates chosen by the guest must be confirmed to DVRO in writing 31 days or more prior to the original arrival date. The new dates chosen by the guest must be within one year of the original arrival date. Change of date fee may apply and seasonal rate will apply accordingly.
The guest may also request via email to shorten the length of their stay and/or downgrade in the size of their home if requested 31 days or more prior to their arrival. DVRO will automatically update the charges on the guest file in order to update the remaining balance payment amount. If the request is sent within 30 days of arrival, the final payment will remain the same regardless of changes. Changes requested will only take effect when confirmed to the guest by DVRO and are subject to availability.
Pricing
All pricing as displayed by property are net rates per night and subtotal for the stay. By selecting a property, the guest may click the “Book It Now” button and the Step 1 section will provide the guest with the total amount for the stay, including taxes and fees as applicable. With every booking option the guest chooses to add to the stay, the total cost will need to be rectified and this can be done by clicking the Update Price and Totals button, located under the Balance Due display which lists the cost of the stay including taxes, fees and chosen options. The Update Price and Totals button can be used to recalculate the total for the reservation when clicked by the guest after choosing new booking options such as Early Check-In, Late Check-Out, Pool Heat, Crib, Highchair or BBQ delivery. All options chosen will automatically be included in the reservation total when confirming the reservation in Step 2. No other costs will apply unless specifically requested by the guest after the initial reservation request. Normal utility consumption by the guest is included in the rental.
Options/Choices
Options and/or choices in the reservation procedure are understood and considered as preference request(s) from the guest to DVRO. DVRO will try to match these preference requests as much as possible. However, it is agreed by the guest within the reservation request that DVRO can never guarantee all of the preferences will be available. In the case in which one or more preferences or options would not be available with the vacation rental the guest will not be subject to compensation or claim for compensation. The chosen preferences that are not available will be taken out of the reservation and the total amount for these preferences (if already paid for) will be reimbursed to the guest Credit Card.
If the guest chooses a specific property listed on the DVRO website, the reservation will be confirmed as availability permits. The home pictured for a specific property code is the specific home the guest reserves. If the specific home is not available for the dates the guest has chosen for reasons beyond our control, then the guest may receive alternative suggestions of other specific homes that are available for their scheduled dates of travel. The guest has the option to choose a property suggested by the DVRO staff or they may choose to cancel their reservation. If money has been applied to the reservation and the guest does not choose an alternate property but wishes to cancel their reservation, then they are entitled to a refund for the amount paid on the reservation. If the guest chooses an alternate property, then no refund will be provided nor compensation. In the event that alternative suggestions are not available, the guest will be notified by DVRO that their original home choice is no longer available for their dates of travel for reasons beyond our control, and that the total amount that has been applied to the reservation will be refunded to the guest and the reservation will be canceled.
The guest does have the option to reserve a Best Value property or what is referred to as a generic rental. If the guest chooses to reserve this option, DVRO will choose the vacation property for the guest that best fits their needs. Photos shown on the slide show of these Best Value properties are examples and consist of photos featuring multiple homes only to be used as a reference. The guest is not guaranteed a home that is presented on the slide show of these Best Value properties. The check in instructions for the property chosen by DVRO will only be disclosed to the guest once it is 30 days prior to their arrival date and their final balance is paid in full with all signed documents returned by the guest to the DVRO office. The guest does not have the option to decline the home chosen by DVRO as this is a placement of the reservation based on the guest’s decision to reserve a generic property.
Pictures/Presentation/amenities
Specific Properties: All advertised specific properties will hold a unique property code number of 5 or more characters and the description of the property will present to the guest the specific amenities the property offers (amenities are subject to change without notice). The pictures shown for the specific code properties are the actual pictures of that specific rental home the guest may choose to rent for their stay.
No two specific rental units are the same. All units are different and it is understood by the guest that all pictures and presentations of a generic rental represented as the DVRO “Best Value” property and/or developments are examples or samples/compilations of how a vacation rental may look. Although all pictures are taken from actual vacation rentals there is no guarantee that any of the pictures will reflect the actual property of the designated vacation rental for the guest. The guest does have the option to reserve a Best Value property or what is referred to as a generic rental. If the guest chooses to reserve this option, DVRO and the allocated property management company will designate the vacation property for the guest that best fits their needs. Photos shown on the slide show of these Best Value properties are multiple homes being displayed as purely an example of vacation properties, not of the specific property you will be staying within. Photos of the property allocated to the guest will not be available prior to arrival date.
Damages, Liabilities, Insurances
DVRO realizes that accidents do happen and would like its tenants to report any accidents or breakages during your occupancy in the vacation property to DVRO or the management company involved in overseeing the vacation property. With the reservation request made by the guest, a fee will automatically be added into the guest total rental amount. This fee, known as the ADW or Accidental Damage Waiver, will cover accidental damages which occurred during the guests’ stay for up to $1,000. Only accidents reported to DVRO by the guest during their dates of stay, will be covered by the ADW. You must notify DVRO of ANY damage to the unit during your occupancy or this plan is void. Any expenses incurred by damage or theft found by the management company upon the departure of the guest will be directly collected from the guest and charged to the credit card(s) on file for the reservation.
The guest is responsible for any damage to the home or items within or placed upon the property during their stay. The expense to repair or replace such items will be charged to the guest directly by the management company, direct owner of the vacation property or third party supplier such as DVRO, as the guest’s proper billing information will be provided to the supplier for the guest responsible. It is understood by all parties that excessive damage is considered malicious. Malicious damage and theft will be reported to authorities without exception. The guest will be held responsible for any additional expenses resulting from malicious damages and/or theft, and will be subject to the terms and conditions of the management company involved. The damage waiver does not cover theft, gross negligence, willful or wanton conduct, intentional damage, lost keys, stolen pool or spa heat utility usage, additional cleaning fees due to excessive trash, unauthorized early check in or late check out, pets, smoking, or any other violation of our rental policies. Additionally, you authorize DVRO and the management company of the vacation property reserved for your stay, to charge the credit card on file with any additional damage payments.
All vacation rentals are non smoking facilities and smoking is restricted to the outside areas. Pets are welcome in a number of vacation rentals and a guest is to inquire pet friendly home availability with the reservation request. Guests that are found with a pet in a vacation rental without permission will be removed from the property immediately without recourse of reimbursement or refund. The Pet Deposit Fee of $150 will be charged to the credit card on file for your reservation in order to cover additional cleaning costs. If noticeable signs of smoking within the home upon a guest departure are present, the guest will be charged the expenses incurred for the cleaning of all necessary items within the property.
Separate terms and conditions will apply to your reservation.
You agree to abide by the terms and conditions imposed by any rental home supplier and/or management company, including, but not limited to, payment of all amounts when due and compliance with the supplier’s rules and restrictions regarding availability and use of fares, products, or services. You acknowledge that some third-party providers offering certain services such as the vacation properties and/or activities may require you to sign their liability waiver, registration form and/or a security deposit form prior to your scheduled arrival date, or while participating in the service and/or activity they offer. You understand that any violation of any such supplier’s rules and restrictions may result in cancellation of your reservation(s), in your being denied access to the applicable travel product or services, in your forfeiting any monies paid for such reservation(s), and/or in DVRO and/or the rental property supplier debiting your account for any costs we incur as a result of such violation. DVRO recommends all tenants to take out adequate travel insurance. DVRO cannot be held responsible in any way or form for any act of God, accidents, illness, theft or damages that may occur to the guest and its party. It is the guests’ responsibility to protect the property and its contents against damages, theft or loss. Guests are required to abide by state laws and local rulings or ordinances and to occupy the property in a quiet and dignified manner. All vacation rentals are licensed and insured. All vacation rentals are supervised and regulated by the Hotel Motel Registration law and Fire Department guidelines and restrictions.
Service Level
DVRO will provide the maximum level of customer service to its guests at all times and can assure that a reasonable effort will be made to resolve any issue that may arise during your vacation stay in a rental property. Please know that all of the individual owners and property management companies we work with will also make their best efforts to maintain each property and its equipment in good working order. Wherever commercially possible, repairs may be performed within 24 hours, but sometimes delays are inevitable. No refunds are granted for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, pool and/or spas. No refunds will be given for unfavorable weather, early departure, utility service interruption, construction, or maintenance issues. Also, there are no refunds for faulty recording or playback equipment, TV’s, audio equipment, telephone, cable reception, computer equipment or Internet access. If an amenity listed as provided in a vacation property is temporarily unavailable to a guest due to the previous article being in need of repair or replacement, no compensation nor refund will be provided.
DVRO has instructed all its management companies to deal directly, promptly and immediately with any concerns or complaints our guests may have. The management company has full power to negotiate directly with the guest in order to resolve any issue or concern on the spot. The guest is required to register any complaint with the management company involved and demand proof of the claim in writing. DVRO will not accept any unregistered complaints made after the stay. The guest is required to report any items found within the rental property that may appear damaged or in need of extra care and attention, repair or replacement upon their arrival date to the property. If not reported, it is assumed by DVRO and the property manager of the premises that no preexisting damage existed to the property. The guest will be directly responsible for all cost or expenses incurred for any malicious, intentional or excessive damage to the property or items within the property and/or theft found upon departure.
Cancellation Insurance, Hurricane protection
DVRO can offer suggestions to the guest on where cancellation insurance can be purchased to meet their vacation needs. The cancellation insurance covers fairly all family related occurrences that may prevent the guest from arriving at the vacation rental property (all coverage subject to availability offered by independent insurer). DVRO does not offer cancellation insurance to the guest directly and is not affiliated with any company offering cancellation insurance. We only provide contact information to guests searching for such services with an outside provider. Hurricane protection is a free and unique DVRO initiative to release the guest in case of a hurricane coming. If and only if an official Hurricane Warning is issued by the National Hurricane Center for the Central Florida area, DVRO will offer a full refund to the guest for any commence of stay within 7 days immediately after the official Hurricane Warning is issued. The DVRO Hurricane Protection plan must be requested by the guest in writing within that 7 day time frame. If a hurricane hits the region while guests are staying in the vacation rental, it is considered an Act of God. DVRO cannot be held responsible for this occurrence.
Helpful Tips:
Please be sure to read the Terms & Conditions for additional details regarding your reservation. Every reservation falls under the Discount Vacation Rentals Online T&C. Guests are subject to the follow the specific rules & regulations in force by the management company for their vacation home. Other mandates can be found posted within or around your rental property. The management company may choose to charge a guest for any damaged, stained, lost, stolen, or broken item(s) in need of repair or replacement that they deem necessary and the cost will be billed directly to the credit card(s) held on file for the reservation as the guest’s billing information is provided to the supplier of the rental property for such incidences.
Please help us take care of these splendid vacation homes and treat the vacation home as you would want your home to be treated by guests. A white folder of helpful tips will typically be displayed in the home asking the guest to follow certain guidelines such as, but not limited to:
1. No Smoking within any vacation property. Violators will be subject to extra deep-clean costs.
2. Pets are only permitted within designated pet friendly homes. Violators will be subject to pet fee.
3. Guests are permitted to enter and exit the property only on their scheduled dates of stay. Guests who enter the home prior to their scheduled check-in time, will be required to pay for an early check-in. Guests who depart later than their scheduled departure time will be required to pay a late check-out.
4. A minimum temperature for which the A/C can be set will be noted. Lowering the A/C beyond this minimum may cause the A/C unit to freeze and the guest is held liable for the repair cost.
5. Do not tamper with the pool heat box. Guests who help themselves to pool heat will be charged for the standard pool heat costs over the duration of their stay by the management company. Please place the child-safety fence back in the upright position on the pool deck prior to departure from the home.
6. You will be expected to place your garbage in the proper collection bin. Any excessive trash within the home or left upon the exterior of the property will subject the guest to proper cleaning charges and/or an excessive trash fee.
7. Please do not place paper towel or other items other than toilet paper in the toilet bowls. Plungers are provided but if a plumber is needed the guest will be subject to the cost incurred.
8. Any damage that is malicious or intentional to the home including the exterior or interior, or contents within the home will result in repair or replacement charges that will be billed to the guest directly by the management company of the property. Stolen items from the property will result in charges that will be billed to the guest directly by the management company and the incident will be reported to authorities. The management company of a vacation property may require you to complete a registration form and/or security deposit form authorizing $300 upon your arrival date which is then held during your dates of stay in order to safeguard the property. This is not a charge through Discount Vacation Rentals Online. The security deposit is authorized and released back to the guest at the discretion of the rental property supplier and/or property manager, not by DVRO.
9. Keep your key in the lock box. Lost or stolen keys will need to be replaced and the guest will be charged directly by the management company to cover this cost. Upon checkout of the home place the key back in the lock box with the lock box top secured safely in place. If you lose the top of the lock box that holds the key, you will be charged for the lock box replacement.
10. Please clean up spills, smudges or stains made by your party on the floor, carpet, or bedding (towels, pillow cases, sheets and blankets). These items need to be enjoyed by the next party entering the home and we’d greatly appreciate your help in cleaning up if your toddler spills their juice on the floor for example. Carpet cleaning or dry cleaning costs will be a result of items left stained by a guest and the guest will be charged directly for such cleaning costs or replacement of the items damaged/stained.
